The Grenada real estate market recorded solid and stable performance in 2025, with a total of 728 recorded property transactions representing an estimated EC$273.44 million in total market value. The market was supported by a high number of moderate-value transactions alongside a smaller number of higher-value sales that significantly influenced the overall market value. Overall, the data reflects a healthy level of market activity with steady demand for property across the island.
St. George remained the dominant parish in the real estate market, accounting for 300 transactions with a combined value of approximately EC$165.5 million, representing more than 60% of the total market value recorded during the year. This continued dominance highlights the strength of the south and eastern subdivisions, where demand is driven by proximity to commercial centers, tourism infrastructure, and established residential communities. Other parishes also demonstrated steady activity, with St. David and St. Andrew recording the next highest transaction volumes, followed by more moderate levels of activity across the remaining parishes.
The market was primarily driven by residential property transactions, which accounted for 682 sales totaling approximately EC$237.6 million, representing the vast majority of both transaction volume and value. Agricultural land transactions recorded 26 sales, while commercial categories such as office and retail properties recorded fewer transactions but contributed notable value per transaction. Additional activity was observed within smaller segments including condominium units, villas, and boutique hospitality properties, though these represented a relatively limited share of overall market activity.
Analysis of location-based performance highlights several high-performing neighborhoods across the island, particularly within the southern and eastern subdivisions. Lance Aux Epines emerged as the top-performing neighborhood by total transaction value, followed by Grand Anse and Point Marquis / La Sagesse, with the latter also recording one of the highest transaction volumes during the year. Other notable areas contributing significantly to the market included Westerhall Point, True Blue, Springs, Calivigny, and Egmont / Petit Calivigny, reinforcing the continued concentration of higher-value transactions within well-established coastal and residential communities.
Overall, the 2025 data illustrates a residential-led market with clear geographic concentration in the south and eastern subdivisions of Grenada, supported by both local and international demand. While many transactions occurred within moderate price ranges, a number of premium sales significantly contributed to the overall value of the market. The results reflect a balanced and active property market, characterized by strong residential demand, strategic investment locations, and continued transactional activity across multiple parishes.
